Splurge vs. Steal in Texas Wine Country
Share News:

Forget Napa Valley. Save the money you’d spend on plane tickets and head to Fredericksburg — a close-to-home option for wine lovers with dozens of vineyards, tasting rooms and a charming German influence at every turn.
Our Splurge vs. Steal of the week focuses on two lovely properties: One is outside of town with more square footage and style for a higher price tag. The other is more of a farmhouse-chic vibe in a great central location with a few questionable design choices.
Which one suits your fancy?
Splurge for $4.9 Million:
Although our Splurge actually has fewer bedrooms (three), it boasts more than 1,000 extra square feet that mostly comes in the form of gorgeous living spaces. A property perfect for entertaining, there’s a long outdoor patio, a pizza oven in the kitchen and garden area with pool. In addition to the house’s spacious square footage of 3,815 square feet, the property includes 3.58 acres. As for design, there is a definite Tuscan winery villa influence going on here.
From the listing:
“This well appointed property boasts multiple STR opportunities as well as a gorgeous event venue. Wine and dine your guests while enjoying the outdoor and indoor entertaining areas. The heavy lifting part of the remodels has been done and is ready for you to put your touch on it to finish it out. Located just on the edge of town and within walking distance of all downtown has to offer.”
Steal for $875,000
This is another end of the spectrum of Fredericksburg houses for sale. In short, it’s more central in town, it’s a bit smaller, less stylish, and older. But let’s not forget, it’s listed at more than $4 million less.
Even considering some questionable design decisions (I’m looking at you, turf floor bedroom), it’s still a pretty dang cute house, with three bedrooms and a pool no less. The exterior boasts a somewhat farmhouse chic look that goes well with the German and vineyard architecture influences in town.
From the listing:
“STUNNING family home in the popular neighborhood of The Preserve. Short walk to Main St restaurants and tasting rooms but a world apart! Enjoy the true neighborhood feel in this home that is built for enjoying the Fredericksburg lifestyle. AMAZING backyard with pool and spa is an entertainer’s dream!”
Which one is your favorite?
