Nine Homesite Sales since January as Sales Momentum Continues at Alpine Mountain Ranch

Share News:

For years, we’ve kept tabs on Alpine Mountain Ranch & Club and in that time, we’ve seen homesites sell pretty briskly. Until 2020.

If you’re unfamiliar, Alpine Mountain Ranch & Club is a 1,216-acre luxury ranch community located in the South Valley of Steamboat Springs, Colorado. Bordered by the Steamboat Ski Resort, Catamount Golf Club, and the national forest, the ranch features 63, five-acre homesites and 900 acres dedicated to wildlife preserve and open space — only five minutes from town and the ski area.

The luxury ranch community experienced unprecedented sales volume last year with 10 homesites and custom homes sold. That momentum continues to build with nine homesite sales already in 2021, including the pending closing of the development’s highest-priced homesite to date of $2.7 million.

Currently, the South Valley ranch community, famed for delivering what it calls authentic luxury, has 12 homes in various stages of construction slated for completion in 2022, including two new custom homes available for sale.

A mountain transitional home on homesite No. 44, nicknamed Meadowlark, boasts five bedrooms and six bathrooms, offering 5,680 square feet.

The ample space provided throughout the smart, two-level design provides endless opportunities for gathering. Interior spaces feature open floor plans with flexible spaces that can accommodate a variety of activities. Large, west-facing windows frame awe-inspiring vistas of Steamboat Ski Area and the surrounding wildlife preserve.

Another custom market home under construction is nicknamed Trilogy, located on homesite No. 17. The 5,200-square-foot mountain-contemporary residence offers four-plus bedrooms and seven bathrooms.

The home features a master suite with an office, a modern kitchen including a butler pantry, and multiple dining areas.

“These new homes really showcase the style that today’s luxury home buyers want, and that Alpine Mountain Ranch & Club can deliver”, said Suzanne Schlicht, Director of Sales at Alpine Mountain Ranch & Club, “with open floorplans and huge windows framing soaring views across grassy meadows and mountain peaks.”

Most of these new buyers are also taking advantage of the efficiency of working with the Ranch’s on-site Design + Build program called Alpine Mountain Builders.

“In response to unprecedented sales, our Design + Build program continues to grow and expand and offer the additional services buyers are seeking,” explained Schlicht.

“We alleviate the headaches of homebuilding,” says Dylan Cook, Vice President of Design and Construction, who joined Alpine Mountain Ranch & Club in October 2020 following nearly 10 years in Denver with Turner Construction and most recently as Senior Construction Manager for BE&K Building Group in Chicago.

“What we offer is an on-site team that oversees the entire process. If you want a beautiful house but you don’t want to deal with the stress of building it, we’re here to take that on.”

In addition to these new market homes, Alpine Mountain Ranch & Club also offers 5-acre homesites from $1.6M+.

“Our sales success has broad community impact, too, with Alpine Mountain Builders hiring and these new homes under construction involving the work of many area architects and the various construction trades,” explained Cook.

Architectural guidelines at the Ranch ensure the natural beauty of the region is maintained and respect is paid to the character of local architecture while allowing homeowners the flexibility to choose Colorado Mountain Traditional, Transitional or Contemporary designs.

First introduced in 2005, Alpine Mountain Ranch went quiet after the 2008 recession, while developers concentrated on completing infrastructure. By 2017, the development was back promoting its unique, luxury ranch community, which borders Steamboat Resort, Catamount Golf Club, and the Routt National Forest.
