Every once in a while, you run across a property that epitomizes house porn. It’s decadent. Lust-worthy. And you definitely can get pleasure from just looking.

The fact that it’s a $46 million spec makes it even sexier. Ambitious? Absolutely. In fact, if the San Francisco mega-mansion sells for anywhere close to asking price, it will be one of the priciest sales ever in the Bay Area.

Troon Pacific developer Gregory Malin describes the property as “San Francisco meets Los Angeles.” It also represents a vote of confidence in the Northern California real estate market, which is now rolling back in like fog off the ocean.

Just ask Compass listing agent Neal Ward. “After a very uncertain 2020, the 2021 market kicked into full steam in March in ways we have never experienced nor expected,” he told Robb Report. “What made San Francisco and Silicon Valley wonderful environments to reside in is now coming back to life after a sleepy Covid, and the pulse of the city has never felt stronger.”

So what has us so titillated? (Remember, this is house porn.)

For starters, the Cow Hollow home’s biophilic design. Everything is built to prioritize natural materials and light. Sustainability and wellness features include solar panels, triple-pane windows and doors, rainwater harvesting, and a MERV-13 state-of-the-art air filtration system that changes the internal air nine times a day.

The house itself—12,200-square-feet on three levels—melds indoors and out. Each floor sports huge terraces offering panoramic views of the bay, from the Golden Gate Bridge to Alcatraz. A massive operable skylight provides access to the rooftop lounge and garden.

By the numbers, the house has six bedrooms and seven full and two half baths. It sits on just over a quarter acre. “It’s unheard of to have an open, airy, modern, newly-constructed home on such an expansive piece of land in San Francisco,” says Malin.

The $46 million price tag, according to Ward, is not as uncommon as it appears. “While other properties exist at even much higher price points, they are not for sale or not publicly marketed.

“The residence is one of the most rare and epic properties San Francisco has ever seen in current times or may ever see again,” he added.
