In 2002, Grammy award-winning singer Kelly Clarkson was making $13 an hour passing out free Red Bulls at popular Fort Worth hangout Joe Pool Lake. That was the summer the Burleson native auditioned for American Idol.
A few months later, over 20 million people watched her win the whole shebang — including a $1 million RCA recording contract.

Fast forward 20 years. In addition to pop star and TV show host, Clarkson can add real estate mogul to her CV. She currently has not one, but two, multi-million dollar properties on the market.
The first is a sprawling modern farmhouse in Encino, California priced at just under $9 million. By the numbers, the 9,839-square-foot property sports eight bedrooms, 9 full bathrooms, and two half baths.

Located in San Fernando Valley’s prestigious Royal Oaks neighborhood, the rustic-meets-industrial home combines art, design, and functionality.
“This architectural marvel elevates life to a whole new level,” touts the listing.
Custom-built in 2018, an open floorplan features clean lines and high, wood-beamed ceilings. Sliding glass pocket walls provide an abundance of natural light, seamlessly blending indoor and outdoor spaces.

The kitchen is a gourmet’s dream—”inspirational and practical,” according to Compass Realtors Chris Corkum and Lisa Brende. Highlights include three islands, dramatic marble backsplash, and La Cornue range.
A large primary suite has a spa-like bath, massive walk-in closet, fireplace and private patio. The house also includes a movie theater, billiards room, gym, wine cellar, and attached, two-level guest house.

Towering mature trees on the half-acre lot give the yard a park-like feel. Outdoor amenities run the gamut, from swimming pool and spa to built-in lounge and full kitchen with pizza oven.

It’s the second time the property has been on the market. It first listed in May 2020 for $9.995 million. A month later, amid news that Clarkson had filed for divorce, the listing page showed that it had been “withdrawn/cancelled,” according to People magazine. The singer originally purchased the home in 2018 for $8.5 million.

Even more majestic is the 20,121-square-foot Tennessee estate on sale for $6.95 million. Despite an almost $2 million drop from its 2017 price tag, the Hendersonville mega-manse still holds the distinction of being the most expensive property in the area.
Opulence abounds—think grand foyer, two-story great room, and celebrity-worthy primary suite.
Situated on four-plus acres, the seven-bedroom waterfront home offers panoramic views of Old Hickory Lake. There’s also a country-chic kitchen, theater, gym, and game room with cowboy-style bar.

A dramatic double staircase leads down to a family-friendly backyard which sports a saltwater pool, two spas, playground, volleyball court, and boathouse. For entertaining, there’s a covered pavilion; for the green-thumbed, a greenhouse.

The good news is, there’s plenty of room for profit. Clarkson bought the property for $2.86 million in 2012.
According to the realtor.com Director of Economic Research, Javier Vivas, ultraluxury homes in the Nashville metro stay on the market an average three to six times longer than a typical home in the hot Nashville market.
There’s simply a smaller pool of local buyers to attract.
“It takes just one wealthy executive or famous musician to walk through the well-appointed door and make an offer.”
16174 Woodvale Road, Encino, is listed Compass’ Chris Corkum and Lisa Brende for $8,995,000.
123 Summit Lane, Henderson, is listed by Jack Miller of Bob Parks Realty for $6,950,000.
