Gorgeous home and it will sell fast! Act quickly!
Couple takeaways here. I guess first, I wouldn’t call 45 acres down here a ranch. You’d probably get a little levity fired back at you in the feed store. Secondly, with Spectrum fiber internet, this would be a great remote work location for empty nesters or kids in college. If you have kids in school WPISD is not the place to have them. That is not a good school system by any metric. Canton, Edgewood, Martin’s Mill – yes, exemplary schools. WP, not so much. I know, my wife retired from there and this is just a word to the wise. Lastly, soil conditions. You are in black gumbo here. Go 5 miles east – Edgewood / Canton – and you have sandy loam. Basically anything up to and east of Van Zandt FM 859 and you are good. Trust me, you want sandy loam. It can pour down rain and when it quits you can walk barefoot through it with out anything sticking to your feet. Nothing like it. That is where the dividing line is to East Texas and why this city was aptly named “Edgewood”. The demarcation of the East Texas piney woods.
With that said this home will sell quickly. This area is being devoured by folks fleeing Dallas Metro Area and this exodus will continue.
