This 200-Plus Acre San Angelo Ranch Checks All the Boxes

Land lovers, rejoice. For $1.85 million, you can own the quintessential West Texas ranch.
Located just outside San Angelo, this sprawling property checks all the boxes. Over 200 acres. Luxe country living. Amenities ranging from a roping arena to a greenhouse. And, all-important in times of social distancing, open space and unsurpassed privacy.

Not to mention the X-Mile Ranch’s lively history. Current owner Jay West’s grandfather purchased the first plot of land in the early 1970s. Over the next two decades, the patriarch would continue to buy acreage, amassing the property the family would call home for four generations.
The original spot for the main residence was chosen for its proximity to a pair of 100-plus-year-old live oak trees, West told the Wall Street Journal.

“I climbed those trees when I was a kid.”
“And my daughters climbed them when they were kids,” West recalls.
Since that time, the ranch has undergone numerous renovations, according to Hall and Hall listing agent Monte Lyon.
“It’s been a constant project since the late 80s,” he says.

The 5,000-square-foot main residence was built with custom native stone, originally laid by a mason that worked for the family. Inside, the main living area sports stone walls, fireplace, and wood beamed ceiling. Terra-cotta tile flooring throughout the house adds to the rustic vibe.
The adjacent kitchen features new stainless appliances along with brightly tiled counters and backsplash. Glass doors in the dining room open up to a covered patio, complete with barbecue pit, outdoor grill, bar, and television. Downstairs, there’s a separate game room.

The house’s master suite has stone walls and a pitched ceiling, plus full and half bath. There are five additional bedrooms.

Ranch Improvements Abound
Other updates to the property include a detached three-car stone garage. Intricate rock work frames the grounds. As an added bonus, the house faces west to the sunset and sits 500 to 600 feet higher than downtown San Angelo.
“The view is amazing. You can actually see the lights of the city,” says Lyon.

Yet X-Ranch’s biggest draw is likely the land itself. The topography is exceptional, perfect for a combination livestock and hunting operation. Broad fertile valleys along spring-fed seasonal creeks produce abundant grass, while live oaks, steep ridges, and rocky breaks provide cover for the ranch’s abundant wildlife.
Hunting is all you might expect, according to Lyon. There are deer, turkeys, and in some years, bobwhite quail. Additional recreational activities are abundant: there are spots for hiking, biking, horseback riding, bird watching and ATV/UTV adventures.

When the city mood strikes, downtown San Angelo is just 20 minutes away.
“The property is secluded, but only a short commute to San Angelo’s services and conveniences,” says Lyon. “The hard work has been done and the ranch is ready for a new proud owner.”
Listing price is $1,850,00 through Hall and Hall. An accompanying ranch property with additional acreage is available.
