Better Front of Home

I know we cover a lot of high-end, amazing properties here at SecondShelters.com, but let’s face it: That’s purely window shopping for the vast majority of us. This week, I decided to showcase a darling little property in Princeton. The ranch at 9176 Lakeridge Drive is the type of property I sell all the time.

As horse owners, we spend all of our money on the bottomless pit we call “horse ownership,” and the reality is, for the majority of us a $1 million-plus property just ain’t gonna happen. Situated on 10 acres just east of McKinney, this property is still within commuting distance to Dallas, and is very fairly priced within normal people range at $339,900. It’s on the south end of the peninsula off FM 546, so extremely close to Allen, Wylie, Lavon, etc.

Fireplace Front Entry

The home is extremely light, bright, and open, with neutral colors and what looks like really beautiful wood floors. I love the stone fireplace in the family room, and so smart to have the utility/mud room right there. This layout is common with horse property, because you can walk directly into the mud room from the barn, without tracking dirt and mud all over the rest of the house.

Kitchen Dining Area

The kitchen has a nice layout, and while it could use a little updating, it looks nice and functional. I’m guessing it wouldn’t take much at all to pull the kitchen out of the ’90s. Everything is in the right place and no walls would need to come down, so just add your choice of countertops and stainless steel appliances, and it would probably look like an entirely different room. The breakfast area is so sweet, I’d almost want to ask them to leave that little table. If you’re into shabby chic, you could totally make that work.

Master Bath

The master bath is in a similar situation with a nice, convenient layout with separate tub and glass shower. A little modernizing would go a long way here, and it looks like it would only take a little nip/tuck to really improve the space.

The Lonely Saddle of Horse Property

Coming in at 2,377 square feet, three bedrooms, and two full baths, it’s just what most families are looking for. The bedrooms all have these great big windows that take up nearly an entire wall. Got to love that. I had to chuckle at this photo. It reminds me of the Lone Chair of Real Estate. Y’all know the one. The empty room picture with just the one chair in the corner? Apparently this is the Lone Saddle of Horse Property.

Aisle and Tack Room

Oh, did I mention it has a four stall Barnmaster Barn? Squee! Looks like this one is built on Barnmaster’s eight stall layout, with a concrete aisle, tack room, grooming stall/wash rack, four stalls with both interior and exterior doors, and an air conditioned office. The property is perimeter fenced in pipe, and cross-fenced in electric. It really is set up nicely for a competitor, trainer, or even someone who wants to board a horse or two for some extra income. There’s a rather large outdoor arena that would work for anything from barrels to jumping to dressage, and if arena work isn’t your thing, you’re a mere five minute haul to the trails at Lake Lavon. Which, for the record, are rather lovely and well maintained by the Trinity Trail Riders Group.

Nice, right? See, horse property is within your reach! It’s not all 20 stall barns and covered arenas. This type of property is exactly what most of my clients are looking for. Someone needs to snap this up, and since it’s vacant, I’d guess it’s ready to move right in.
